What is a RICS certified property valuation?

A RICS valuation is an independent, professional opinion of a property’s value carried out by a surveyor who is a member of the Royal Institution of Chartered Surveyors. It follows strict global standards (the Red Book), with clear methodology, checks and reporting, so the figure can be relied on by banks, courts, tax authorities and investors.

You usually need a RICS valuation when real money or formal decisions are involved: buying or selling, refinancing, inheritance and probate, divorce, tax reporting or corporate accounting. An agent’s opinion is useful for marketing, but it is not designed to stand up to legal, banking or audit requirements.

Yes. For e-auctions the starting bid is not always a good guide to true market value. A valuation helps you compare the auction price with realistic value, model different bidding scenarios and decide your maximum bid before the auction, instead of guessing under time pressure.

We work on both. For single assets we focus on a clear, property level view. For portfolios, we also look at how the assets perform together, their concentration by sector or location and how valuations feed into a wider real estate or investment strategy.

Timing depends on the complexity of the asset and how quickly we receive information, but most standard residential valuations can be completed in a few working days. There is no official “expiry date”, but in practice banks and other institutions usually accept valuations that are up to three to six months old, depending on market conditions.

Yes, we provide RICS compliant valuations for residential, commercial and mixed use properties. Our work is mainly focused on the Greek market, with particular experience in Athens and key regional locations.

Independence is a core RICS requirement. When we act as valuers, we follow the relevant standards and declare any potential conflicts of interest. If a situation could compromise independence, we will either decline the valuation role or separate advisory and valuation work clearly.
